New life in place of old tracks
The new Lichtenreuth district is currently being built on the site of the former Nuremberg railway yard. Planned as a mixed-use district for residential and commercial use, it will, in future, connect the southern city centre, the western district of Hasenbuck, and Dutzendteich public park. Over the coming years, extensive parking spaces and green areas will be available here in addition to apartments, offices, shopping facilities and social infrastructure. An innovative mobility concept is being implemented throughout the district. Lichtenreuth will therefore be a modern residential area for 4,000 inhabitants – with its own care centre, daycare centres and school, as well as social and cultural facilities. On top of this, there are other areas that ensure ecological balance and species protection, as a “Lichtenreuth in touch with nature.” In the adjoining space, the Free State of Bavaria is planning a new building for the University of Technology Nuremberg. A well-developed network of bicycle and footpaths connects Lichtenreuth with the surrounding city area. What’s more, with the planned extension of tram line 7, the public transport system is providing three new stops directly in the district. On top of this, the district square on Nerzstr. has direct access to “Hasenbuck” metro station. Sharing models for bicycles and cars are to be offered via a mobility office. Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.
The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.
The deposit shall be transferred to an account of the landlord that is protected against seizure in accordance with Section 551 (2) BGB.
Alternatively, the tenant is entitled to provide the deposit in the form of an unconditional and unlimited bank guarantee from a major German bank or savings bank.
